Residential subdivision in rural area. Reflections on the real estate market and urban regulations in the peri-urban area of the Partido de La Plata

In recent decades there has been a proliferation of residential subdivisions in rural areas in the Partido de La Plata, within the framework of a growing expansion of the urbanized surface of the city. This process generates territorial transformations in the peri-urban area of La Plata, where residential uses -typical of the urban area but with a lack of services and equipment-, coexist with agricultural, industrial uses and large vacant areas, typical of the rural area. In this way, the land in the peri-urban becomes a space in dispute between different social actors, where the real estate market plays an important role in shaping the territory. In this framework, the objective of the work is to identify and characterize the residential subdivisions located in the rural area -defined according to regulations- of the Partido de La Plata, investigating the roles of the real estate market and the State in the process of expansion of the city.
