As constantes transformações urbanas e a pressão comercial em espaços históricos geram uma tensão significativa que compromete o tecido social e a conservação cultural. Diante dessa problemática, o objetivo deste estudo foi analisar o papel da percepção da gentrificação na relação entre a qualidade da governança pública e a preservação dos monumentos entre os comerciantes locais do Centro Histórico de Lima em 2025. A pesquisa adotou um desenho quantitativo de tipo explicativo e tilizou uma amostra probabilística aleatória simples de 175 comerciantes. Os resultados demonstraram que uma gestão institucional sólida exerce um efeito direto e positivo sobre a conservação, além de apresentar efeitos indiretos canalizados
por meio da percepção dos atores econômicos. Especificamente, constatou-se que os sentimentos em relação às mudanças no bairro atuam como um mediador significativo nessa dinâmica, enquanto a mera percepção de modificações estruturais no bairro tem um impacto marginal. Em conclusão, a governança pública se consolida como um preditor central da sustentabilidade patrimonial, evidenciando que o sucesso das políticas de conservação depende da integração e do bem-estar da comunidade local.
